Hello everybody,

I am interested in buying property in USA as a foreigner and therefore I am founding this thread to share some information with another people and get some answers. I hope that there are some experts on this forum to help me with issues I have.

I have already done quite extensive research using great tools I will probably post here and I found very interesting investment deals - for great price under market value and with estimated positive cash flow from the rents. I am looking into this already few months and so I have found my best ways to do the research.

If you want to do your own research here I recommend you few tools for that (especially Trulia is great):

Trulia
There you can simply ask whichever question about real estate in USA and many agents and other people will answer you
http://www.trulia.com/

Bank of America REO's
There you can find listings of REO's - the cheapest deals I would say:
http://bankofamerica.reo.com/search/

Buying Property in USA blog
This blog is about exactly what we are looking for - buying property in usa as a foreigner
http://www.buyingpropertyinusa.net

If you guys are using different tools and websites, I will be glad if you could share them with me. It took me quite long time to find those, but for sure there has to be more ways how to do good research and comparative analysis.

Now to get to my questions, where I hope more people will give me some answers.

FINANCING

After all the research, the last and probably most important issue seems to be the financing. The US real estate market is having big troubles and the banks are not willing to lend money much. However I know it's still possible, I am not sure about all the conditions.
Especially the main question is weather foreigners can still get some reasonable mortgage. And what would have to be the down payment. I guess it will have to be around 30% or 40%, but I am not sure about it.

So if anybody can share with me some information about this and other links for market research, I would be very glad.

Thanks!
