Perhaps the biggest problem for British buyers lies in finding a remotely competent estate agent to deal with. Spaniards generally buy property through word of mouth or local dealers called corredores who typically charge 1% of the agreed price to each party. British buyers, on the other hand, usually run the gauntlet of dealing with the new breed of British estate agents that have sprung up in Spains emerging  destinations....... {REMOVED}

35% commissions on cheaper properties! Thought those days had long gone in Spain, obviously not!

Think that there are still too many rogue estate agents operating throughout Spain, our company is API registered and an estate agency that has many years experience - hence the reason we are still around and doing business. We sell to all nationalities and that includes the Spanish - the Spanish WILL use estate agents as in our days, we are the ones that have the better bargains and cheaper properties, and the Spanish won't pay over the odds for a property!

It is just a pity that there are still estate agents (expats showing houses) that are giving Spain a bad name, I thought decree 218 in the Andalucian region was helping put a stop to all of the problems down there but it looks like some are still slipping through the net.

I know of companies that are advertising properties below the sellers asking price and advertising properties that don't exist to get the contact of a buyer - which I can only assume is down to desperation of not selling enough properties. It is very annoying indeed.
