price guide info for villamartin please

hi all
new to here so forgive me if this is an inappropriate post.
i have been offered by a friend privately, a 2 bed terraced townhouse on the valencias developement in villamartin. lovely complex, house needs a little tlc (lick of paint and some heating).
front and rear garden, roof terrace, balcony off main bedroom, downstairs wc, bathroom and wc upstairs.
have settled on a price of £93,000 (about 133,000 euros).
is anyone here familiar with this developement who could advise if in the present climate, this would be a good price? it seems good to me, but i have not seen any others on this development.
would really appreciate some comments
