The house consists of a large kitchen/dining room, large living room, bathroom, cloakroom and three bedrooms.  In the lower level there is a further guest bedroom and bathroom with its own separate entrance.  There are two open fireplaces in the kitchen and master bedroom and a wood burning stove in the living room

The village of Karaman is located about 1800ft up into the Besparmak mountains in the Turkish Republic of North Cyprus.  The village was originally a Greek village and after the division of the island in 1974 it was taken over by the North Cyprus Ministry of Tourism.  They in turn sold the leaseholds of the ruins to expatriates for renovation and restoration.  The village consists of about 100 houses with mainly British and German inhabitants along with some North Americans and few other Europeans.  There is a small village shop, a restaurant/bar and two pubs in the village.  We also own the small art gallery in the village which we open on weekends (this is also for sale for £5,000).

Our house has 31 years left on the lease (longest in the village) and the cost of the "ground rent" every year is around £500 along with a village maintenance cost of £90 per year.  The question is often asked about the leaseholds and what happens when they run out - from other villagers previous experiences, when the leases get down to around 10-12 years, the Ministry just renews them back to 49 years!!

We have actually moved out of the house now and live just 10 minutes away so the house is empty and ready to move in.  The buying process is incredibly easy (no lawyers required!) and is just a case of speaking with the Ministry representative on the village committee and then going into Nicosia to sign a couple of papers!!

We are selling the house at £89,950 with an option on all the furnishings (chairs, tables, beds, rugs, some antiques, washer, dryer, stove, fridge, microwave, sheets, towels, china, cutlery, etc.) for a further £5,000.
